Private Park @ Hidden PinesHidden Pines is a lovely little gated community located in northwest Santa Maria. It boasts a private park and streets, and borders the Santa Maria Riverbed walking trail. The homes were built approximately 15 years ago and feature tile roofs and 2 car garages. The development is surrounded by other popular developments, Cherry Blossom Ranch, Essex at Willow Creek, and the gated community of Regency Estates. Hidden Pines offers convenient access to Highway 101 and is walking distance to Presiker Park. The association fee is about $65 – $75 per month. The last resale I found for the development was a bank owned 3 bedroom, 2 bath, 1400 square foot home which sold for $200,000 on January 30, 2009.

Looking at the sales figures for 2011, the average sales price for Santa Maria homes declined about 6.6% and days on market ticked up 15 additional days to 85 days. Of course, the days on market figure includes short sale contingency days, which are the days needed for bank approval of a short sale, so it may not reflect how quickly inventory is being absorbed.
Prices of many condos are finally well beneath $100,000 in Santa Maria and Lompoc, which make some condos a good option for investors even with the added expense of a monthly condo fee. There have been some 2 bedroom condos listed as low as $59,000. If you compare a home in the local area that you can purchase for $100,000, you would be looking at a much older home or a smaller cottage with limited rental value and appeal. Everything on the exterior of the home is typically covered by the condo association, cutting down on the responsibility for landlords.
