2012 Orcutt CA Mid-Year Condos Real Estate Market Update
The number of condos sold in the first half of 2012 increased 22%. However, the average list price and sales price decreased quite a bit. In fact, the average sales price decreased by 12%. It will be interesting to see if this “trend” continues when looking at data for the last half of 2012. It certainly feels like inventory shortages are driving prices upward but it will be interesting to see if that feeling is supported by the facts as they come in. The number of short sales in this category more than doubled, and foreclosures edged down slightly. I certainly hope to see the number of foreclosures continue to decline, in my opinion, short sales are often a better way of handling negative equity and the need to dispose of the asset, however, each person should seek legal and tax advice for their particular situation.
